Even Though It Is Fall... Lakefront sales continue strong!

The Sun is not setting on Lake Wallenpaupack Home Sales.  Normally at this time of year sales start to slump off.  Not so this year as the market remains strong on lakefront sales.  This is a great sign for a recovery around the lake for sellers, and a note for buyers.  In a recovery the first thing that happens is increased volume of sales, than price's start to increase.  So if you were thinking about a lake home for the 2014 season... Hi Everyone... Urgent news for Lakefront owners on Lake Wallenpaupack. FEMA - has made most of the lakefronts on Lake Wallenpaupack considered in a flood zone.  This is incorrect information the flood level is 1190 , and most houses are above 1205 feet.  Lakefront owners who have loans will get letter from banks stating they need to get flood insurance.  As lake front owners you may appeal this decision from FEMA and get an exclusion.  This requires getting a survey and elevation study done, and filing out forms to send into FEMA after study is complete.  Kiley and Associates 536 Purdytown Turnpike  Lakeville, PA (570) 226-5810. The Lakefront & Lake Access Market on Lake Wallenpaupack

The Lake Market is Heating up!  For those of you who are trying to call the bottom and buy at the bottom, you will have to look in the rear view mirror.  This years lake market has made the turn.  The first thing that happens in a market that will rise is increased traffic.  We have seen so far this year to date a 20% increase in buyers, that has translated into a 10% increase in pending and closed sales on the lake.  This year will probably stay flat in terms of price, but next year because of this years performance you will see a rise in price, and interest rates are starting to rise as well (very modestly).  To This date 24 lakefronts closed, 7 pending, and 75 lake rights houses closed and pending as well. From 1/1/2013-3/27/2013 6 Lakefronts Pending ranging from 400K-1.5 Million From 1/1/2013-3/27/2013 12 Lakefronts Closed ranging from 247K-905K. Compared to 1/1/2012-3/27/2012 we had only 4 Closed Lakefronts and 0 Pendings. The market is heating up, more buyers are coming out to see what Lake Wallenpaupack has to offer.
